This negotiated contract involved working with the client and design teams through conceptual and detailed design for Residence Balmoral, a 103-room ensuite studio accommodation complex over five floors.
The building includes basement carparking and lift access, and has a structural steel frame with precast floor units. The exterior envelope is comprised of precast concrete, curtain wall and Colorsteel cladding. All concrete and carpentry work were self-performed.
Residence Balmoral is designed and built to maximise floor area on a confined site next to a congested road and abutting residential and commercial properties. The basement carpark is a retained piled structure, with the neighbouring properties retained on all boundaries. We needed to complete complex enabling works, including relocating the public sewer line connection to the Balmoral Road ring main, before we could proceed with the extensive piling, excavation and waterproofing required to construct and futureproof the basement carpark.
