56 Pollen Street is an exciting project located one building back from the corner of Ponsonby Road and Pollen Street.
Although the building is 5 levels high, it is located on a very small site – the footprint is only about 190m2 at ground level. However, this increases up to around 250m2 for the middle floors due to some large, unique cantilevers.
The ground floor is a mix of retail and refuse, levels 1 and 2 are office space, level 3 food and beverage and level 4 features a rooftop bar.
The structure is on reinforced concrete piles and is a mix of structural steel and precast concrete with a unique façade that is almost all brick, including the soffits! It’s a great looking building but the tight site brought significant challenges.
We used in-house BIM technology through the constructability, design, detail, planning, and execution phases of this project.
