When Auckland Council decided the cramped, leaky 1960s building that housed the Ōrewa Library was no longer fit for servicing the fast-growing local population, we were brought in to build a new library in its footprint.
The robust new building has steel framing, precast concrete walls, double-glazed windows and a monopitch insulated panel roof topped by solar panelling. Two stairwells and a lift provide access between the large open-plan ground floor and a mezzanine with meeting rooms, a kitchen and toilets. To save money and reduce waste, the adjoining office space was retained and refreshed.
The project scope included demolition of the existing building and associated civil excavations – all conducted in a very restricted site in close proximity to existing buildings and a protected mature pōhutukawa tree. The precast panel walls have a honed finish that required careful protection during construction. Inside, our carpentry teams enjoyed the creative and technical challenge of crafting the extensive timber wall and ceiling panelling, and detailing the children’s area, which has quirky angular cut-outs in the walls.
Thanks to detailed programming and running multiple teams, we were able to complete this complex building to a high standard and deliver it to the client bang on schedule.
